Land they love

With a pre-approved budget in hand, the family has finally found a piece of land they are excited about. This comes after more than a year of their searching.

A few key factors played into their decision to pursue the land they found.

First and probably most important are two lakes -- a 412 acre lake visible from the front and a 20 acre lakes visible from the back. The two lakes can be seen almost at the same time. This has the family excited about creating what they are calling "a see through house" so they can easily see the water from the house.

As you can see from the photos, the family loved the lakes and focused their attention there when taking photos.

Second is the subdivision rules. The family likes the restrictions on home types and such to ensure high property values in the future.

Third, the subdivision is located only 5 miles from what they call "civilization," which includes retail stores, a new hospital and pizza delivery.

Fourth, the subdivision has favorable utilities available, including cable and natural gas.

Fifth, the area is not overly hectic or touristy. The family says they will be able to get away from it all for relaxing vacations on the property.

Now that the family has found property they feel is worth pursuit, they need to find out some details on septic systems and place a bid. Stay tuned to see if this land turns out to be the right place for their "Lakehouse."

Hi: This property sounds super. Besides checking on septic system rules (yes, very important near water systems) also check into drinking water options. If planning on drilling (or better yet, pounding) a well, check neighbors to see what depth, depth or casing and GPM volume they produced. This will give you a good idea what you may run into one lot over. Perhaps "city water" is available. Sometimes, near quality lakes, water lines are simply run into deep areas of the lake. In our experience, if water, septic & power are A-OK, go ahead and bid on this nice property.

You are living my dream. After all these years, I've finally located some property on a river - just downstream from an impoundment lake. Can't wait to get started but like Rob says, better check out the sewer and water situation thouroghly. I know I have 250' of granite to drill through for water but it looks a bit better for the septic. I'm looking forward to following the progress of your dream!

Yes you have a dream location ,BUT septic and water can make or break the project.Been threw 4 properties too fail septic codes which in Vermont you need at least 24 inches deep of top soil before you hit water table.But dont give up because our fifth property was a dream location and view with lots of top soil for a leach pool.Lookin foward too followin both our dreams.Are you too building a log home ?
